Well Planned Limited is a service we offer alongside Applecore PDM Ltd, which we set up in 2020 having previously worked under another architectural practice, now offering a full service from planning, architectural design and property development management. We have a great deal of experience and saw the growing demand for specialist HMO planning services.

Having dealt with over 500 HMO applications over the years covering multiple authorities, Carianne has dealt with pretty much every scenario possible, and embraces a challenge in coming up with a strategy to overcome whatever planning officers decide to throw her way.

Over the last few years, the company has been able to keep planning refusals at an absolute minimum by working with and understanding intimately what is required from the local authorities and what developers need to make their strategy to work.

We have excellent working relationships with Local Authorities. We maintain competitive pricing due to this and our planning services fitting into the overall business. We offer a friendly and reliable service. Our experience comes from a combination of 21 years of hands-on work on property projects.

We operate predominantly in the Hampshire, Sussex, Surrey and Dorset areas, however we are steadily growing into other areas of the UK and the Isle of Wight.

Our property developer clients moving away from a different architectural company looking for specialist planning services, didn’t necessarily want to use Applecore PDM Ltd for full drawings. We set up Well Planned Ltd to address this specific requirement.

This enables us to offer planning only services to our clients if they choose, without them feeling any perceived pressure to use Applecore for drawings as a full architectural service.

Regularly dealing with refused applications from other agents which resulted with a successful outcome, the problem with planning is that every local authority may have a differing view of what should be national legislation.

This is where the level of Carianne’s expertise is invaluable. Over the years as co-owner of an Architectural practice, her HMO experience from a planning perspective has grown to include knowledge over Building Control and Fire Regs. Also having her own portfolio of HMOs, this has allowed her to gain knowledge and experience over every part of the HMO process.
